Home insurance

Also called house insurance or homeowners insurance, home insurance can provide coverage for unexpected losses and perils such as fire, wind, theft, and water damage. The coverage included under your home insurance can extend to include many things, such as damage to personal property, or physical injury caused on your property, appliance coverage and your most valuable personal possessions in case of loss.

What home insurance does for you

Home insurance helps to protect your home and valuable possession from unexpected loss. Homeowners can also purchase a home insurance policy to cover a total loss or replacement of their home, called replacement cost. This coverage will help you get back on your feet when you experience a total loss in the worst-case scenario.

Insurance is important because while some people can self-insure or pay out of pocket for small losses within their home such as a tap leaking, much bigger losses like a roof caving in are often too expensive to pay for. As we can’t predict the weather or plan for natural disasters, you can purchase insurance to cover financial losses in these scenarios.

These disasters are when insurance can be the most important because it can protect you from catastrophic financial loss.

Do you have enough coverage?
Let's find out.

Why you need home insurance

If you have a mortgage on your home, your mortgage provider or bank will require you to have homeowners insurance. There two most common types of insurance are:

  1. Broad
  2. Comprehensive

What can the different types of home insurance coverage do for you?

Broad coverage extends beyond the comprehensive coverage and includes additional perils on the dwelling and outbuildings, and named perils on belongings. Broad homeowners insurance could also protect you from liability if someone is hurt or injured in your home, such as children, pets, or visiting friends and family.

Comprehensive insurance coverage will cover the dwelling (your home) and outbuildings (sheds, greenhouses, etc.), as standard, so if your home insurance is up to date, you should be covered against included perils and damage to your outbuildings. Most home insurance plans will also provide coverage for your belongings.

When it comes to purchasing a plan for yourself, keep in mind that your policy coverage will depend on the value of your home and the items you are protecting from risks such as burglary, fire, and other major disasters.

You can always chat with us on which type is right for you and your home.

What home insurance covers in Saskatchewan

There are many different kinds of insurance and coverages that you can purchase. Depending on your policy, basic insurance in Saskatchewan can provide coverage for your home, contents, and outbuildings from events that are sudden and unexpected such as:

  • Theft
  • Some weather events
  • System failures in the home
  • Sewage incidents

What you should know about buying the minimum coverage available

Having only minimum coverage means you’re taking on some of the risks of homeownership yourself. When looking for coverage, it’s good to keep in mind that a lot of home insurance claims come from completely unexpected events.

When you only get minimum coverage (maybe to get a cheaper premium), you don't include options like water protection and sewer backup coverage. It’s understandable to want to reduce your cost-of-living expenses but opting for minimum coverage may turn out to be the wrong choice in the long run.

If, for instance, your home flooded, and you had no insurance to cover it, you may not be able to fix it if you don’t have the funds available. That's why we highly recommend chatting with one of our brokers to find the most effective coverage for you that also fits your budget. Consider insurance costs as part of your home buying process.

Home Insurance FAQs

Is my vehicle insured while in my garage?

Home insurance does not cover your vehicle while it is in your garage.

Your vehicle is only insured under auto insurance, and it depends on the type of coverage your policy has whether or not it is covered while inside a garage. You can check with our team of account executives or customer support specialists about the particulars of your policy.

I have a valuable item that I want insured. How do I do this?

Many providers will cover items up to a certain amount. It depends on the value of the item. If it's a highly valuable item, you may need to get an appraisal done, and then it would have to be listed on the policy. We call it "scheduling it" as an individual item which really means listing it on your policy so if there was a loss there is a record of its value.

What are the most common home insurance claims?

The most common home insurance claims that you'll find are:

  • Theft of personal property
  • Sewer and water damage
  • Natural disaster damage like wind, storms, and hail
  • General flooding from a natural disaster or a broken appliance
Why does the cost of my home insurance differ from that of my family and friends?

There are a few reasons why some homeowners may pay more than others for home insurance within the same city or town.

The size or age of the home is a consideration, the insured's claims history, or if you are within a territory or region that is designated as high-risk by an insurer.

Other people could have discounts available due to measures taken that prevent theft like additional security equipment, they have a higher deductible, or they have no claims experience.

Why am I insured for more than my property assessment reflects?

There are many reasons people's home insurance reflects a higher value than what is shown on their property assessments.

Some of the things your insurer takes into account are:

  • Building materials used
  • Labour expenses
  • Your home's age
  • House size compared to others in your area

Based on these factors, insurers will calculate an estimated amount that would have to be invested for you to completely rebuild a comparable house.

Is there water coverage included in home insurance?

There is water leakage and rupture coverage on various insurance policies. Because of this, your plan will cover you if your pipes burst or if a water heater breaks, or a toilet overflows. It’s best to go over your specific policy with your account executives to make sure you know exactly what is and isn’t covered.
